Mortgage + affordability
How to read the result
Lenders look at your housing payment as a share of gross monthly income. A common guideline is to keep housing at or below 28% and all debts at or below 36%. The meter labels your result Comfortable (≤28%), Stretch (28–36%) or Difficult (>36%).
Assumptions
- Property tax = price × 11.5% × levy ÷ 1,000. The 125-mill default is a planning placeholder for south Overland Park in Blue Valley USD 229; check your tax statement for the exact figure.
- PMI is applied below 20% down at 0.6% of the loan per year — actual PMI depends on credit score and loan type.
- Insurance in Kansas is often higher than the national average because of hail and wind risk. Get real quotes before you commit.

Kansas property tax estimator
Where the mills come from
Your levy is the sum of every taxing body for your address: the State of Kansas, Johnson County, the City of Overland Park (14.5 mills in its 2026 budget), your school district, the community college, library, parks and other special districts. One mill is $1 of tax per $1,000 of assessed value.
Before you rely on the estimate, note that the state exempts part of a home's value from the statewide school levy, so actual bills can be slightly lower. Read the full breakdown in How property tax works in 66221.
Why ranges are wide
Roof area is footprint × a pitch factor plus overhangs. Steep roofs, multiple layers, decking replacement, skylights and gutters all move the price. Many Kansas policies now carry percentage wind/hail deductibles (often 1–2% of dwelling coverage) — enter a value of 100 or less to treat it as a percentage.

What sellers forget
Commissions are negotiable and, since 2024 industry changes, buyer-agent compensation is negotiated separately rather than assumed. Also budget for prorated property taxes, title charges, HOA transfer fees and any inspection-driven repairs. Read Selling a home in 66221.
Rent vs buy
Method
Owning assumes 20% down at 6.5% for 30 years, a 125-mill levy, 0.45% of value a year for insurance, 1% for maintenance, 3% buying costs, 7% selling costs, and the lost return on your down payment at 4.5%. Rent rises 3.5% a year. Equity build-up and appreciation are credited back. It's a simplified model — use it to frame the question, not to decide it.
